BEFORE YOU START YOUR ROOM ADDITION
Room Additions There are many good reasons why you would create additional space for your home. Does your lifestyle now demand more space for entertaining, your kitchen might be to small and dark, growing family needs another bathroom and bedroom, or maybe you now work at home and need a home office. Whatever your reason for room addition is, you will find the process filled with hard work, surprising amount of dust and mess, but also with great rewards.
Before you start your room addition, planning is very important. Draw a simple diagram of the layout. This doesn't have to look professional- it is just simple sketch. You will find it helpful to have a floor plan of your current home. You might have them from the previous owner or your home builder. Unless your home is very old, you may obtain a set of the plans from local building department. Also you have to take in to consideration your zoning restrictions. Most townships have minimum building front, back and side setbacks from your property lines. There are also restrictions on the percentage of your lot that can be covered by the structures and height restrictions.
The first step to evaluate this is a plat of survey of your property, which you received at a closing when you purchased your home. If you can't find it, call your attorney or your bank, they should have it.
